Following the completion of two public hearings on September 1st and 15th, the Douglas County Board of Commissioners voted to establish Development Impact Fees and the accompanying Capital Improvements Element. The maximum rate the county’s consultants determined was $6,441 per single-family home. However, the advisory committee and staff are recommending a 45.66% reduction of the max fee to the Board of Commissioners. This would result in a $3,500 fee for single-family homes. The fees will go into effect on January 1, 2027. The full breakdown of impact fees per category is shown in the tables below. The final table shows a comparison of development impact fees across the metro Atlanta region. Douglas County’s $3,500 fee places it around the 50% average for the region.
